06 Jul Prefabrication and Modularization Bring Affordable , Functional and Inspiring Housing Options
Ratcliff and BauHaus LLC are working to bring dignified housing to those experiencing homelessness. San Francisco, Santa Clara and Alameda Counties are experiencing an affordable housing crisis. Through our partnership, the team is merging quality design with prefabrication and modularization to bring affordable, functional and inspiring housing options to people on the edges of our community, struggling for normalcy. Along with partners such as LifeMoves, an organization that provides wrap around care and operations to approximately 10,000 under served populations, Ratcliff is forging new territory in what it means to serve.
This prototype is based on repeatable 12’x60’ modules that is built off site and either flat packed or delivered as completed units and seamed together on site. The product is designed after a “lodge” concept of a big open room with a catering kitchen, recreation, in the center spaces and bedrooms around the perimeter with sliding panel doors to allow openness and transparency. The entry sequence begins with an entry court where guests may gather before entry. The front reception and living room is meant to create a welcoming, embracing spirit. The prototype has a 60’x108’ footprint with 3 stories and can house up to 184 beds in bunk bed dormitory style with flexibility to reduce the number and create semi private double rooms. Guests in this type of facility are drug and alcohol free and are actively receiving wrap around care with workshops, counseling and extended need services.
This sister prototype to Congregational Housing, The Village scheme introduces a 4,320 sf residential commons building and a configuration of 720 sf modules on two levels. This planning module and template can be replicated at scale for maximum effect and cost reduction. The modules are flexible enough to vary the program as needed from an operational side.
