Adaptive reuse of 30-year old warehouse building to serve as home base office for twenty field service technicians. The 8,000 s.f. FSS Building is one of three buildings that Ratcliff was commissioned to renovate for the EBMUD campus in Oakland.In keeping with the industrial style of the existing structure, the building is sheathed in metal siding with an industrial steel sash. Structural steel beams, columns, crane rails, and metal decking were retained and left exposed. New metal window deflectors, ducts, and lighting fixtures were added to the new interior landscape to further enhance the industrial look of the space. A small conference box was created in the center of the open office area to serve as a central meeting space.
