Kaiser Permanente | Medical Office Building

Located at a prominent gateway site to the City of San Mateo, this 66,000 s.f. medical office building is part of Kaisers Medical Campus in Redwood City. The new facility will serve both San Mateo and Redwood City clientele and provides offices for 33 medical providers, including imaging department, pharmaceutical services, optical services, conference facility, and health education library.The design adheres to the Citys Bay Meadows Specific Plan guidelines and incorporates elements that are mindful of health and the environment such as a Class I bicycle path and an urban arcade with three richly landscaped pocket parks. The area borders a major boulevard and will serve as a screen or civic edge, hosting community events such as the local Farmers Market and public gatherings. The design incorporates numerous sustainable design principles throughout and seeks to attain LEED® Gold certification. Sustainable features include bio-swales, extensive shade trees, minimum standards of site paving, local materials, extensive sun shading devices, and equipment and strategies for reduction of both water and energy consumption. Additionally, interior materials are specified with sustainability as prime criteria.The project serves as a successful model by achieving cost construction targets well below industry standards by utilizing four Design/Build systems for the following: MEP and primary structure and stairs. All remaining project components will be constructed by the GC. It is estimated that the project will realize over a 30% reduction of total project costs in our current economy with this approach. Substantial savings will be significantly attributed to the lean fabrication approach of utilizing BIM technology and both rigorous and disciplined coordination of the fast-track project delivery.
